How much can you trust the preservation specialist at the bank with the home mortgage? Do loan modifications?

Do loan modifications really work? We are being told that its 10-13 weeks to get an answer from the under writers as to whether we will qualify for a loan modification on our 1st mortgage. The issue is that for 3 months prior, we fell victim to doing the Temporary Forbearance Agreement. Paying a reduced mortgage while my husband was out of work. At the time seemed like a blessing. However, at the end we are expected to come up with the entire back amount putting us in accelerated foreclosure! We are assigned to a home preservation guy at the bank that is supposedly there to help us save our home. I just don't know how much we can trust him or the bank. They don't guarantee that even paying our full mortgage from this point on will save us. Anyone have advise? Been through it? I know there are many out there in the same boat. My husband and I (with 3 kids) are wondering if we need to move on. We are with Wells Fargo and have heard they can be particularly nasty about this.

I have a background in construction (general construction, asphalt paving, foreclosure preservation, and more) and I have a 2 year degree in Business Management and Marketing. I am 23, in great shape and will work hard all day every day. I keep reading about North Dakota oil fields jobs and other places. Where and with what job can I make the most money? Entry level to a few yrs experience.

Can a mortgage company change the locks on your house if you are not in foreclosure?

We live in Indiana, and have a rental property that is between renters right now. Our mortgage company, American Service Company, sent out a property preservation service rep. to the house, and the inspector incorrectly assumed we had abandoned the house. Then they proceeded to break into the house and changed the locks. One of the doors was damaged, and won't even latch now, let alone lock, so our house is not secure now. Do we have a legal leg to stand on by taking these people to court? We are behind in our payments, but have not received any papers on foreclosure or any kind of eviction notices. The mortgage company claims that it can do what it wants with the property because the inspector reported that it was unoccupied. This same inspector ransacked the house and garage before changing the locks and damaging the door.
We called the mortgage company and complained about this. They basicaly said,"Not our problem, call the property preservation service we hired."

Hi I'm a 1099 independent contractor for a property preservation company in Florida. I have been working for this company for almost two years. They call me to do lawn, trash-out and cleaning jobs on foreclosure properties in lee county area. My problem is they started paying me every 30 days about four months ago they started getting behind on payments they now owe me about $8,000 dollars. My question is how can i collect my money every time I call them they give me the run o round how they don't have enough money and the bank has paid them already for all the properties I have done.

What are the banks thinking. I went with a friend to 4312 Hawks Nest in Lutz, FL to check out a foreclosure. It's a house with a lot of potential. 4 bedroom home with a tiny pool and backs up to preservation. It was probably a better house prior to it's run down condition and the hospital next door. We visited and saw a chopper land and a couple ambulances going in with their sirens blazing.

But short of the story, he did a lot of research. Looked at comparables (Yellow Finch, Isbell) and looked at the work that needed to be done. I mean, who ever painted it had down syndrome! He didn't thoroughly paint the exterior, and painted over the eaves and windows. The previous owner stripped some of the exterior fixtures. We even spoke to neighbors that said they were there one day and swapped A/C units before moving. And it gets better, the attached garage is listed as an extra room. HA! That's a joke, it's better off some storage space for crap you'll never want the room was super tiny...and oddly shaped. Previous owner was probably growing pot in there or something as ventilation was pulled down out of the ceiling into that room. Bedroom carpet is ripped up, baseboards ruined, ...it goes on and on. It's all little stuff. Well...maybe the fact that it doesn't have any appliances isn't so little....but it'll need those too.

And the best part...even if the house was new...and pristine condition....it still has some problems. The Master Bedroom is TINY! and odd shaped to really complicate things. And the pool...I've seen Hot tubs bigger!

At any rate, 3909 Yellow FInch in the same community, same situation (foreclosure) sold for 73.4 sq/ft. Now..that house didn't have a "pool"...but it had a huge back yard. Anyway, there was another foreclosure in another subdivision that is more expensive that had a full 3 car garage and a huge pool on Isbell that sold for about 86 sq/ft. So, we're thinking this will probably be in the middle of those two given it has a "pool" and preserve. Ha....yeah right.

So here's the deal...the bank comes out asking 239k!! That's the biggest joke I've heard all year. I was tempted to call the realtor and laugh at him. That's $107 sq/ft. Where do the banks get the gall or the idea that this is what this is worth. Are they setting them up at such high prices to make the consumer feel he's getting a better deal. Because they have to know that it's not going to sell above 200k! Truth is, down the way, they're selling Brand New homes, with upgrades for about $100.sq/ft. It doesn't make sense...

I don't get the reasoning. My friend was put off by it. He says even if it sold for 180k it needs painting inside and out, pool work, appliances, internal repairs to bedrooms, kitchen and garage. Who knows about the A/C. But he estimated 15-20k after one buys it....I was shocked!

Can anyone explain to me the train of thought coming from the banks? They don't make any sense. No wonder the economy is in the shape it is. Especially when they come out with this lack of logic!

I am thinking of taking a job as a field representative for a creditor and I will know when they will be going into foreclosure. This would help me get the first bids in for jobs with my property preservation company but I don't know if that would be considered legal or not to know before hand to help my business like that.
